All 6 downspouts were dumping at the foundation edge. Nokomis's sandy soil absorbs surface water quickly, but the concentrated roof volume during storms was too much. We routed underground drainage from each downspout — 3 in front, 3 in back — and terminated every run with a pop-up grate that opens under flow pressure and closes when dry.

We ran the downspout lines underground before laying sod, then completed the full build: 4 pallets sod, 90 ft concrete curbing, 742 sq ft weed mat with 7 cu yd black slate rock, and Christmas palms and agave in the main beds.
