Venice's Coastal Protection Rules Make Clearing Permit-First Work.
Sarasota County and the City of Venice protect specific native coastal species — Sea Grape, Gopher Apple, Saw Palmetto in some contexts, and any tree over the protected trunk diameter — from removal without a permit. Properties adjacent to tidal wetlands also have clearing setbacks that can't be encroached. We walk every Venice clearing site before we quote, and we identify any protected species or setback lines before we touch anything.
Protected Species in Venice
Sea Grape, certain native palms, and all Live Oaks over the county's protected trunk diameter require a Sarasota County permit before removal — clearing them without a permit generates a stop-work order and fines.
Coastal Clearing Setbacks
Venice properties adjacent to tidal wetlands and estuarine areas have DEP-established clearing setbacks — typically 25–50 feet from the tidal line. We identify these boundaries before any clearing begins.
Sandy Soil Post-Clearing
Venice's sandy loam erodes quickly on a cleared, bare lot — re-grading and sod or groundcover should be scheduled promptly after clearing to prevent significant soil loss during rain events.
Post-Storm Clearing Demand
Hurricane and tropical storm clearing requests in Venice spike significantly post-event — scheduling within the first week after a named storm secures a faster response than waiting.

Venice, FL
Location
Venice, FL
Material / Scope
Old edging removal, rock haul-off, sod removal, 2 palm removals, stump grinding
Total Area
Full demo of existing beds and surface — removed old edging, rocks, grass, 2 palms — 3.5 in. of material hauled off
Timeline
1 day demo + 3 days paver install
This Venice property needed full demolition of everything in the install footprint before 971 sq ft of pavers could go in. We removed old edging, cleared and hauled away existing rocks, stripped the sod, cut down 2 palms and ground the stumps, and excavated approximately 3.5 inches of material across the entire footprint. All debris was hauled off-site. The cleared and excavated surface was then prepped with base material before paver installation began.
Location
Venice, FL
Material / Scope
Plant extraction with root balls, haul-away
Total Area
Remove all existing landscape plants with root balls — prep beds for full 16-variety replant
Timeline
Half-day demo
The existing plant material was overgrown and failing — it needed to come out root-and-all before the redesign could go in cleanly. We removed all the target plants with full root ball extraction and hauled everything off-site. The cleared beds were then ready for the new 16-variety plant design including tibouchina dwarf, ixora, agapanthus, plumbago, and dripline irrigation installation.
Location
Venice, FL
Material / Scope
Plant extraction and haul-away
Total Area
Remove old failing plants, haul away — prep for 3 pitch apple install
Timeline
Half-day
The target area had old underperforming plants that needed removal before the new pitch apples could go in. We extracted and hauled all existing plants, leaving the bed clear and ready. Three 15-gallon pitch apples were then installed in the cleared space — a clean swap that wouldn't have established correctly if we'd tried to plant around the old root systems.
Location
Venice, FL
Material / Scope
Sod removal, haul-away, grade correction
Total Area
Strip and remove dead/failed sod section — prep and regrade for 400 sq ft sod patch
Timeline
Half-day
A 400 sq ft section of lawn in this Venice property had failed and needed to be stripped before new sod could establish. We removed the dead sod, corrected the grade where a low spot had been holding water and contributing to the failure, and prepared the surface for the new sod installation. Getting the grade right before the patch was critical — the same conditions that killed the first sod would have taken out the replacement.
How We Work
Land Clearing in Venice: What Actually Happens
I've done this job in Venice enough times to know what catches people off guard. Here's what actually matters — and what's specific to this area.
Step 01
Site Walk + Permit Check + Species Identification
Dennis walks the entire parcel, photographs the existing vegetation, and identifies any species that require a permit for removal — live oaks, protected palms, or heritage trees. We confirm permit requirements with the local authority before any equipment is scheduled.
⏱ Before work begins
Step 02
Mechanical Clearing + Tree Removal
Heavy equipment — brush hog, forestry mulcher, or skid steer with clearing attachment — moves through the lot systematically. Larger trees are sectionally removed with chainsaws and rigging before machine passes begin. Debris is pushed to a staging area or mulched in place.
⏱ Day 1–2
Step 03
Stump Grinding + Debris Haul
All stumps are ground 6–12 inches below grade — deep enough that grading equipment can work over the area without catching on root flares. Brush and woody debris are loaded into dump trailers and hauled to an approved facility.
⏱ Day 2–3
Step 04
Rough Grade + Surface Prep
Cleared area is rough-graded — high spots leveled, low spots filled — to a workable surface for whatever comes next: sod, landscaping, or construction. Grindings and loose material are raked out. Site is left clean and ready for the next phase.

From Dennis P. — Owner, Epic Horizons
"I've done this job in Venice enough times to know exactly what makes it different here — and what goes wrong when someone skips the steps that matter."
Venice has specific site conditions that change how Land Clearing is done. The soil, the water table, the HOA requirements — these aren't generic considerations. They're the actual job. Every estimate I give factors these in from the start.

Transparent Pricing
What Affects the Price in Venice
Venice has specific conditions that change what a Land Clearing project costs here. Here's what goes into your number.
Lot Size
Square Footage Is the Primary Cost Driver
Clearing is priced per square foot or per acre depending on lot size. Residential lots in Venice typically run 0.15–0.35 acres; clearing costs scale with vegetation density, not just area. We measure and assess on site.
Vegetation Density
Heavy Brush or Tree Density Adds Significantly to Price
A lot overgrown with dense Brazilian Pepper or mature trees takes significantly longer to clear than a lot with light brush. We assess vegetation density during the site walk and provide an honest scope.
Permit Requirement
Protected Tree Permits Add Time and Cost
If protected species are present, the permit application process can add 2–4 weeks to the schedule in Sarasota County. Permit fees run $150–$500 depending on scope. We identify permit needs at the site walk.
Debris Disposal
Haul-Off vs Chip-on-Site Affects Final Price
Chipping and leaving chips on the cleared area reduces haul-off cost but may not be suitable for all end uses. Full haul-off to a licensed disposal facility adds cost depending on volume. We'll present both options at the quote.
